Tenant Finish-Outs

A finish-out is a race against a lease. As a tenant finish-out contractor we take the space from permit set to punch list, with the trades, inspections, and brand standards coordinated around the date you have to open.

What it is

What a tenant finish-out contractor owns, shell to open

A tenant finish-out turns a shell or a vacated space into a working, brand-standard location. The construction is rarely the hard part: the sequencing is. Permits, long-lead equipment, landlord requirements, and inspections all have to land in the right order or the open date moves.

ASEL10 runs finish-outs as a schedule first and a scope second. We build the sequence backwards from your open date, identify what has to be ordered or approved early, and keep the trades coordinated so no one is waiting on someone else.

  • Layout, framing, and finish work to brand standard
  • Electrical, plumbing, and HVAC coordinated as one sequence
  • Permit and inspection management through final sign-off
  • Landlord and property-manager coordination
  • Punch list and closeout documentation

Our Process

How does a tenant finish-out actually run?

  1. 01

    Scope & schedule

We review the plans, confirm the real scope, and build the schedule backwards from your open date.

  2. 02

    Permits & long leads

Permit set submitted and long-lead equipment identified early, before they can become the critical path.

  3. 03

    Build & coordinate

Trades sequenced so each one has a clear window, with progress reported as it happens.

  4. 04

    Inspect & close out

Inspections, punch list, and closeout documentation handled through final sign-off.

FAQ

Tenant Finish-Outs: common questions

What is the difference between a tenant finish-out and a remodel?

A finish-out builds out a shell or vacated space that has no functioning layout yet. A remodel changes a space that is already built, and often already operating. The trade coordination is similar; the constraints are not.

Do you handle permits and inspections?

Yes. Permit submission, inspection scheduling, and final sign-off are part of the scope. It is one of the most common places a finish-out loses weeks, so we manage it rather than hand it off.

Can you work around a landlord's requirements?

Routinely. Landlord and property-manager coordination is built into the process, including work-hour restrictions and building-standard requirements.

Which markets do you cover?

Dallas–Fort Worth, Atlanta, and Oklahoma City are our primary markets. Additional markets can be supported depending on the project, rollout size, and client needs.
